Weathering

Does anyone have any recommendations on how to,
1. get the blackened or black shaded areas around hatches and other objects? I used to use a very diluted flat black wash but that seemed a little unrealistic.
2. Dirt and dust, keeping it in place. I understand the use of artist chalk but keeping it in place is a bit of a mystery. I have been told a spritz of water but application is getting the best of me.

That's what i have so far, but there will be more as time goes on....
